The problem with a commercial lease is not the rent. It is the term.
A contractor who needs somewhere to keep tools and materials this year does not want a five year commitment on a bay. A retailer holding seasonal stock needs the space for four months, not forever. That gap is what we built the Business Center side of this property for.
What does a business actually need that a normal storage unit does not give it?
Three things, usually. Height, power, and a door you can back a truck into.
Standard storage handles boxes. Business storage has to handle a pallet jack, a ladder rack, a stack of drywall or a run of shelving. Select units here have extra tall ceilings for taller loads and 120V power outlets, so the space can be worked in rather than only stored in. Every unit has a roll-up door.
The fourth thing is address. Being on New Berlin Road puts you minutes from Blount Island and the JAXPORT terminals, which matters if your day involves the port, the freight corridor or a run up to the Nassau County line.
How much space can you actually get?
More than most people expect from a storage address.
Storage units run from 5x10 up through 10x10, 10x15 and 10x20, and on to a 26x40. Above that we have warehouse space up to 80 by 125 feet, plus commercial office spaces, which is a different proposition from renting a large storage unit.
There is also outdoor parking on paved surfaces in sizes including 12x23 and 12x26, inside the fenced and camera monitored property, for trailers, work vehicles and boats. What does month to month actually change?
It changes what happens when the business changes.
Take a bigger unit for the busy quarter and hand it back after. Add a second unit when a contract lands. Leave when the permanent premises are ready. None of that is a conversation with a landlord, and none of it involves a lease attorney.
There is a one time administrative fee of $35.00, no security deposit, and rent runs month to month. Your first month is prorated if you move in partway through. Move-outs are not prorated, so it is worth timing a move-out to the start of a month.
Who is this not right for?
If you need a permanent trade counter, a retail frontage or a fixed street address that customers walk into, this is not that. We are a storage and warehouse site, not a shopfront.
If you need staff working full days on site, ask us before you rent rather than after. Some spaces suit that and some do not, and it is better to find out on the phone.
And if all you are storing is a few boxes of records, take a 5x10 and do not pay for warehouse footage you will never use.
